Our Process.
Our aim is to ensure each and every project is approached and tailored to suit the results and needs of our clients through understanding, clarity, communication and transparency.
After contact has been made with us, we will usually organise a meeting with you preferably on site, to introduce ourselves and get a feel of the project. Before this initial meeting we would request any documentation you have regarding the project i.e plans, approvals, finishes so we can review prior and come prepared. If you are not yet at this stage and require assistance in planning we can offer a consulting service for this.
When we have adequate information and have ascertained a project brief we can then provide a written quotation or tender for your persual. If our proposal is accepted and you wish to proceed with us we will move to the contract stage.
Before commencing a project we will provide you with a formal written contract based on the accepted quotation or tender. through our affiliation The Master Builders Association of NSW our contracts are current and inline with the industry standard. They are supplied by The Master Builders Association of NSW and drafted specifically for your project. There are several types of contracts available, all with individual aspects and functions. Depending on the nature of the project, the most suitable one will be selected and used.
Below is a summary of the most common contracts we use.
Minor Works Contract Most suited to small residential projects valued under $20,000 and not requiring Home Warranty Insurance.
Residential Building Contract (BC4) - also known as a Fixed Cost Contract A lump sum contract used for new houses, major residential renovations, or small multi unit developments with no architect supervision. This type of contract is used where a specific quoted amount is agreed based on a clear scope of works and often detailed plans. It is important that your written quote and following contract clearly outlines the scope and expectations of what is involved for your project.

Commercial Building Contract (BC3) - also known as a Fixed Cost Contract A standard lump sum contract to be used for commercial or industrial projects with no architect administration.
Cost Plus - Residential or Commercial A head contract for work undertaken on a cost plus fixed fee or percentage margin basis. Basically, we charge you what is costs us, and add a percentage of margin to the cost. This type of contract offers a lot more flexibility and potential cost savings compared to a fixed cost contract, especially if you would prefer to be more involved throughout the life of the project and decision making along the way.
Our most commonly used contract is a fixed cost contract, however, our project team will always discuss the most suitable contract with you before issuing any contracts. Along with your formalised contract, you will receive a copy of the Consumer Building Guide issued by the NSW Office of Fair Trading to inform you about what to expect throughout your project.
Insurances.
Home Building Compensation Fund (HBCF) All residential projects over $20,000 require Home Owners Warranty Insurance, issued by icare NSW, by the building company undertaking the work.
